House Prices in Kenmore and Lake Forest Park

Prices for previously owned single family homes in Lake Forest Park, excluding water front properties, took quite a hit over the last half of 2019. The 3 month rolling average median price for homes peaked at $801,000 in September and dropped to a low of $690,000 in January of 2020. After rebounding to a median of $815,000 in April, prices in Lake Forest Park settled back to $711,500. So if you want a piece of property in a quintessential Pacific Northwest community, now might be a good time to check it out.

The real estate market in Kenmore did not experience a dip like the one that hit Lake Forest Park. The Kenmore market remained relatively flat through 2019 and began a typical spring increase. The 3 month rolling average median price for previously owned single family homes in Kenmore, excluding water front properties, surpassed that in Lake Forest Park by about $63,000 in May, 2020. Is Kenmore regaining ground lost to Lake Forest Park in 2019? Maybe so. The next 3 months will be interesting to watch.

The two communities share access to a fantastic trail network that runs from Ballard northeast to Lake Washington, up the western lake shore, around the north end of the lake and then on into Issaquah via the East Lake Sammamish Trail. The longest section of this network is now over 40 miles long. So put on your trekking shoes, or hop on your bike and check out Lake Forest Park and Kenmore.
